Investing in Plymouth and South West Devon

We could tell you what an attractive city Plymouth is, with its historic Barbican and unique Hoe. We could tell you about the lively cultural and entertainment scene, the shopping, the beautiful countryside nearby, the picturesque fishing villages and the beautiful, sandy beaches not far away, the rugged beauty of Dartmoor almost on Plymouth’s doorstep and the excellent transport links.

We could even remind you that adventurers such as Drake, explorers such as Cook and the Pilgrim Fathers set out from Plymouth on their voyages to find new worlds.

But none of this is really relevant to investing in Plymouth, so we will instead give you some information about the Plymouth property market and its attractions to the investor, of which there are many:

  • Plymouth is the second largest city in the south west (Bristol being the largest) and has a strong economy with a good spread between services, manufacturing, tourism and government offices.

  • Plymouth has the fifth largest university in the UK (by number of full time undergraduates) with over 30,000 students and almost 3,000 staff.

  • Land for new building is scarce. Plymouth has the sea to the south, the River Tamar to the west, Dartmoor to the north and the South Hams, where development is severely restricted, to the east. Thus there is limited greenfield land available.

  • Plymouth never had the heavy industry found in the long established industrial towns and cities in the Midlands and the North and hence does not have a large amount of brownfield land for development.

  • The demand from both owner occupiers and tenants has, historically, been very strong and has remained stronger than in many other areas during the current downturn.
  • The rental yield in Plymouth is, generally, higher than anywhere else in the South West of England, making Plymouth a leading candidate out of the many good areas to choose from in the region.
